The Two-Year Door-to-Door Limited Warranty

 

Regency Homes offers the most comprehensive new-home warranty of any builder in Iowa. Our warranty provides you an opportunity to address minor home repairs before they become a major problem.

 

How it Works

For urgent home care issues, call the Regency Customer Care Department or an approved partner directly. Otherwise, just keep track of non-critical issues to be addressed during your Year-End Anniversary Care Program.

 

The Year-End Anniversary Care Program is our way of making sure your home stays safe and beautiful. We will provide two year-end service visits for the first two years you own your Regency home.

  • • Keep a list of non-critical issues. Customer Care will address them during a home care visit scheduled at your convenience.
  • • All repairs will be made by trusted professionals in a timely manner.
  • • You will have two free visits by our drywall trade partner for any minor drywall repairs.
  • • We will supply you with touch-up paint.

 

Items covered by the Two-Year Door-to-Door Limited Warranty

  • • Defects in materials and workmanship as defined in Residential Warranty Corporation (RWC) warranty booklet
  • • Garage doors
  • • Flooring
  • • HVAC systems labor & installation, noisy duct work, thermostat
  • • Light fixtures and ceiling fans (covered by manufacturer)
  • • Defects in electrical main panel, electrical service disconnect, wiring, switches and outlets
  • • Security wiring
  • • Floor pops and squeaks – one repair per year each of the first two years to reduce noise as much as possible; coordinated with anniversary visits if possible
  • • One repair per year each of the first two years for interior drywall touch up (for minor shrinkage and settling, cracks, nail pops); coordinated with anniversary visits if possible
  • • Plumbing leaks at fixtures, fittings, interior pipes and plumbing labor
  • • Irrigation systems (covered by landscaping company)
  • • Fireplace (if applicable)

 

The Five-Year Peace of Mind Limited Warranty

 

As a further sign of our commitment to you, Regency Homes offers the Five-Year Peace of Mind Limited Warranty which covers the following:

  • • Roof leaks due to materials or workmanship (excludes storm damage and leaks due to improper maintenance)
  • • Basement leaks (excludes leaks caused by failure to maintain positive drainage outside the home)
  • • Plumbing fixtures
  • • Vinyl siding (Transferable 5-years 100%, 50-year prorated. Original owner receives lifetime limited warranty.)
  • • Interior gas lines
  • • HVAC compressor, condenser coil & thermostat (heat exchanger carries 20-year manufacturer warranty)
  • • Breaks in window seals, defects with sash locks as defined by manufacturer
  • • Termite treatment

 

The 10-Year Structural Limited Warranty

 

Completing the Regency Homes warranty package is a 10-Year Structural Limited Warranty. We've partnered with the Residential Warranty Company to provide service up to 10 years after your purchase of a Regency home.

 

Items covered in the 10-Year Structural Limited Warranty

 

This powerful warranty covers Major Structural Defects (MSD), which are defined in three parts:

(1) Actual physical damage to one or more of the following specified load-bearing elements of the home

 

(2) causing the failure of the specific major structural components

 

(3) which affect the home’s load-bearing function to the extent that it materially affects the physical safety of the occupants of the home.

 

All three parts of the definition must be satisfied in order for a condition to qualify as a Major Structural Defect and be covered by the warranty.

 

The following load-bearing components of the home are deemed to have MSD potential:

  • • Roof framing members (rafters & trusses)
  • • Floor framing members (joists & trusses)
  • • Bearing walls
  • • Columns
  • • Lintels (other than lintels supporting veneers)
  • • Girders
  • • Load-bearing beams
  • • Foundation systems and footings
